Assess Your Property

Evaluating your property before placing it on the market for lease is one of the most important steps. We analyze the following:

Property Condition – making sure the interior and exterior of the property are in their best shape is imperative so your property is presented in its best condition to potential tenants. Houses in poor conditions don’t show well, and if viewed as a shining star, attract defective tenants. One of our favorite sayings – Defective properties will lease to defective tenants – proves too true if your property is not in its best show-able condition.

Rental Market Analysis – analyzing the current rental market help us establish and review how the market has been. Comparing Days on Market (DOM) and potential rental rates is important to make sure your property is priced accordingly and at the best rate it get leased quickly.

Terms and Conditions – offering attractive terms (i.e., leases ending in the summer, or long term leases) will attract the best tenants. While keeping the asking rent slightly under market and offering favorable terms to all parties, your property will be the first to be seen and leased the fastest. Offering special conditions – yard care, fresh paint, new flooring, etc. – will help attract a quality tenant quickly.


Market The Property

Multiple Listing Service (MLS) & Broker Cooperation – we advertise all properties on the San Antonio Board of REALTORS® (SABOR) Multiple Listing Services (MLS). We cooperate with other Broker’s in showing all available properties. A high percentage of our properties are leased by other Brokers.


Vast Internet Presence – Through the MLS, your property gets sent to various online advertising websites.

Yard Sign – we place a sign in the yard to help advertise to passers-by that your property is available. We receive a high volume of calls from signs which helps us lease your properties quickly!


Showings 24/7 – we show our own properties and use outside leasing agents and other Broker’s to show your property. When potential applicants call, we answer and show as soon as possible.


Qualify Applicants

Thorough Application Form – all applicants over the age of 18 are required to complete an online application form by entering personal information and rental/employment history. We screen all applicants by running their credit, background, rental history, and employment history.


Sign a Lease Agreement

Most Comprehensive Lease in our Industry – we have all tenants sign the Texas Association of REALTORS® (TAR) along with watching the official TAR Lease Video Presentation. This lease helps protect you as the Owner/Landlord and require the Tenant to follow strict procedures and rules during their occupancy. To view a sample copy, click here.


Video Presentation – we require our tenants to watch the detailed and explanatory lease signing video provided by the Texas Association of REALTORS® (TAR) which covers every paragraph in the TAR Residential Lease.
